Building a custom home is one of the most exciting journeys you will ever take. It is about creating a space that truly reflects who you are, how you live, and what matters most to you and your family. There is something special about walking into a home that was designed specifically for your life, where every detail was chosen with intention and every room has a purpose.
We are Sean and Cody, and we are passionate about bringing our customers’ dreams into reality. Based in Fort Myers and serving homeowners throughout Cape Coral, Punta Gorda, Port Charlotte, Naples, Bonita Springs, Estero, and all of Southwest and Southeast Florida, we specialize in custom home design builds that turn your vision into a place you will love for years to come.
Discovery and Planning
We start by sitting down with you to talk about your vision. What do you love? What do you need? How do you use your home? We ask thoughtful questions and listen carefully because we want to understand not just what you want your home to look like, but how you want it to feel.
We talk about your budget, your timeline, and your priorities. We want to make sure we are all on the same page before we move forward.
Design and Architectural Plans
Once we understand your vision, we bring in our design team to create detailed architectural plans and renderings. This is one of the most important parts of the process because it gives you the confidence to move forward knowing exactly what you are getting.
As Sean explains, “I think a lot of customers come in with ideas in their head of what they want, and one thing that we are very particular about is making sure that the customer can see what that final product can look like by showing them an architect or designer’s rendering. I think that is what makes people have one foot in the door and one foot out of the door, not knowing or not having that certainty of what the final product may look like. We do a really good job of giving people the confidence that what we are building is what their dream is essentially.”
We review the plans together, make adjustments, and refine every detail until it feels exactly right.
Selections
This is one of the most exciting parts of building a custom home. You get to choose everything from flooring and cabinetry to countertops, tile, paint colors, light fixtures, plumbing finishes, and more. We guide you through the selection process and help you understand your options so your choices work together beautifully.
Permitting and Pre Construction
While you are finalizing selections, we handle the permitting process with the city or county. We know the local building codes in Cape Coral, Fort Myers, Naples, Bonita Springs, and Estero, and we make sure every plan meets or exceeds those requirements.
Once permits are approved, we finalize the construction schedule and coordinate our subcontractors so everyone knows when they need to be on site and what needs to happen at each stage.
Construction
This is when your home starts to come to life. We begin with site preparation and foundation work, then move into framing, roofing, electrical, plumbing, HVAC, drywall, and finishes. Throughout the entire process, we keep you updated on progress and let you know if anything comes up that needs your attention.
“We are really upfront with the whole schedule of the project,” Cody notes, “We tell you what you should expect to see from this date to this date. We give you a detailed breakdown showing when demolition will happen, when electrical gets wired, when floors go in after drywall. We try to give you the timing of each individual trade and how much time it is going to take them to do their job.”
Final Walkthrough
Before you move in, we do a final walkthrough together. We make sure every detail is exactly as it should be, address any final touch ups, and hand you the keys to your brand new custom home.
We know you have options when it comes to choosing a custom home builder in Southwest Florida. Here is what sets us apart.
We do not ask you to trust us blindly. We show you detailed renderings and plans so you can see your home before we build it. That visual confidence is something our clients tell us makes all the difference.
If you have an idea that seems challenging, we do not shut it down. As Cody says about working with Sean, if you do have an idea about what you want, and he knows that it is a possibility, even if it is a little bit harder to make happen, he will figure out a way to make it happen. He will do the research, contact the people, and reassure a customer that, yes, this is a possibility and in detail, explain how these things will come to life.
Communication is one of the foundations of how we do business. We are available quite easily, and if you have a question or concern, we do our best to respond quickly and clearly. Typically we return phone calls or messages within less than 24 hours.
Our team and project managers use state of the art technology. Everything is uploaded to our project portal and reviewed by upper management for quality control. That means nothing slips through the cracks.
At the end of a job, our customers always give us permission to have potential clients call them for references. They are happy to take those calls because they genuinely love the work we do and the experience of working with us. A great example is Mrs. Teeter. Sean built a beautiful custom home for Mrs. Teeter, and she told him that if she ever has to show her house, she will allow people into her house to look at what he built for her and her late husband. That is the kind of relationship we build with every client.
We are proud to serve homeowners throughout Cape Coral, Fort Myers, Naples, Bonita Springs, Estero, and the surrounding Southwest and Southeast Florida communities. Each area has its own character, and we understand the unique considerations that come with building in each location, from coastal regulations to HOA requirements to local building codes.
Whether you already own a lot or you are still looking for the perfect piece of land, we can help you through the entire process. We have worked on waterfront properties, golf course lots, gated communities, and everything in between.
One of the first questions people ask is, what will this cost? The honest answer is that it depends on the size of your home, the finishes you choose, the complexity of the design, and site specific factors like lot conditions and utility connections.
We work with you to establish a realistic budget early in the process, and we help you understand where your money is going. We are transparent about pricing, and we do not surprise you with unexpected costs down the road. Our goal is to give you the best possible home within your budget
You know owning your own home has always been the American dream, and for most people it is their largest investment. It is about you and your family, because it is where you spend so much of your time. That is why we are so passionate about getting it right.
As Sean says, “We really do aim and strive to bring our customers’ dreams into reality. We will do the research and the detailed work to make sure everything is done the right way. I truthfully feel like on our end we would do everything possible to make sure your dreams do come true.”
Most custom home builds in Cape Coral, Fort Myers, Naples, Bonita Springs, and Estero take between 12 and 18 months from the time you first sit down with us to the day you move in. That timeline includes design, architectural planning, permitting, and construction. If you already have architectural plans ready to go, the timeline can be shorter. If your custom home is particularly large or complex, it might take a bit longer. We give you a realistic timeline at the start of your project and keep you updated throughout the custom home design build process if anything changes along the way.
No, you do not need to own land before we start talking about your custom home. We can help you think through what kind of lot would work best for your vision and your lifestyle. Some clients already own property in Cape Coral, Fort Myers, or Naples when they contact us. Others are still looking for the perfect piece of land in Bonita Springs, Estero, or elsewhere in Southwest Florida. We have worked on waterfront properties, golf course lots, gated communities, and rural parcels. We can guide you through the lot selection process and help you understand what to look for when evaluating potential homesites.
Absolutely. We work with clients at a range of budget levels for custom home design builds throughout Southwest Florida. During our initial conversations, we talk openly about your budget and help you understand what is possible within that range. We guide you through design choices and material selections that fit your financial goals while still giving you a beautiful, well built custom home. We are transparent about pricing from the beginning, and we help you prioritize what matters most so you get the home you want without unnecessary surprises. Our job is to maximize value within your budget.
We build custom homes in a wide range of architectural styles throughout Cape Coral, Fort Myers, Naples, Bonita Springs, and Estero. We have built modern coastal homes with clean lines and floor to ceiling windows, traditional Florida style homes with classic charm, Mediterranean villas, single story ranch layouts, two story estates, and everything in between. The style of your custom home is entirely up to you. We bring your vision to life, whether you want something contemporary, traditional, transitional, or completely unique. Our design team works with you to create architectural plans that match your aesthetic preferences and your lifestyle needs.
You will be as involved as you want to be. Some clients want to be on site regularly and stay closely involved in every decision. Others prefer to make the major choices upfront and then let us handle the day to day management. We adapt to your preferences. We keep you informed at every stage with regular updates, detailed timelines, and clear communication. We make ourselves available for questions and concerns, typically returning calls or messages within less than 24 hours. You will make all the major decisions about design, layout, finishes, and selections, but we handle the coordination, permitting, scheduling, and construction management so you do not have to worry about the details.
Yes, as a licensed general contractor serving Cape Coral, Fort Myers, Naples, Bonita Springs, Estero, and all of Southwest and Southeast Florida, we handle all permitting and inspections for your custom home design build. We know the local building codes in each community, and we coordinate with city and county building departments to obtain necessary permits and schedule required inspections. Permitting timelines vary depending on the jurisdiction and the complexity of your project, but we stay on top of the process and keep you informed. We make sure your custom home meets or exceeds all code requirements so you can move in with confidence.
Changes during construction are common, and we handle them professionally. If you want to make a change to finishes, layout, or design elements during the custom home building process, we discuss the implications for timeline and budget, get your approval, and then implement the change. Some changes are simple and have minimal impact. Others may require revised plans, additional permitting, or adjustments to the construction schedule. We are upfront about what each change involves so you can make informed decisions. Our project management systems help us track changes and keep everything documented so nothing falls through the cracks.
Quality control is built into every stage of our custom home design build process. Our project managers use state of the art technology to document progress, upload photos and updates to our project portal, and ensure every phase is reviewed by upper management. We coordinate closely with our subcontractors and hold them to high standards. We conduct regular site inspections, verify that work meets our specifications, and address any issues immediately. Before you move into your custom home in Cape Coral, Fort Myers, Naples, Bonita, Estero, or anywhere in Southwest Florida, we do a detailed final walkthrough together to make sure every detail meets your expectations and our quality standards.
